I have used them twice now. Everything always goes great

The incompetence of this firm is astonishing. They did not ask for information that they needed, just waited until I asked for a status during the title search period to tell me what they needed. When I asked a question I had to ask it five+ times to get the whole answer. They did not read the real estate contract and I had to tell the closer multiple times the contents so that they could do the HUD correctly. They still didn't get it right at the end. They changed the close time without telling me, the seller. No updates until I called and emailed several times. They let the buyer sign all of the paperwork without checking to see if the cashier's check was correct. (It wasn't, they didn't tell him who to make the check out to). He had to drive a long distance to his bank to correct and he couldn't make it back to the title company in time to get the money to me that day. No apologies from the closer, just answered, "My bad". No apologies to the buyer for making him run all over the place. One girl actually berated me for being upset that the close changed and no one told me. "What did that matter??" Yes, that later close mattered and it MATTERED that they didn't think it important to let the seller/lender know. Next day, when calling I'd get half answers. When pressed to check on the wire status, they left a voice mail with their bank. What a disaster. I've never been more furious. No manager or anyone in charge to talk to. One excuse after another. They don't know the meaning of being proactive or customer service. Worst title company I've ever dealt with out of 5 closings in the past five years.
