Feedback:

I rented from Orleans Development in their building on W Pike St for about a year and a half, and I cannot recommend them enough. I would still be there if my job had not relocated to Louisville. Everyone I worked with treated me in the most professional manner possible, and their design and finish sense are second to none. Tremendous experience, miss it already.

Had an overall positive experience renting from Orleans. They maintained my property decently and didn't blow off any maintenance requests I put in. Two things that could've been better: they didn't maintain the backyard (which could have been a cool little spot), and the maintenance guys could also do a better job of letting me know ahead of time when they're coming

I've been with Orleans for almost a year now and they have been SO awesome. Coming from other leading companies around the area I was used to getting screwed over and just being treated poorly in general. I had zero issues with my unit all up until recently things started messing up. It's an old building. I get it. It's going to happen. But this company was there to help immediately every. Single. Time. No crappy communication whatsoever. My heat had gone out and they even offered to fund me an air bnb only after bringing me a heater that did the trick just fine. I HIGHLY recommend them to anyone in the area looking for a professional leasing company to make your living situation comfortable. They really do go above and beyond. Thanks guys!

This company took over management of my property for the landlord back in June 2016. The maintenance man is an alright fella. The people running the office have atrocious communication skills, both with customers and internally. Samples: Our provided Washer Unit stopped had functioning. Had to repeatedly call the office to get updates on the status of repair/replacement procedures and appointment. Man attending the phones did not appear to understand following up with clients is a good thing. Again, maintenance people were good, it was just a struggle to get information out of the head office.Same person manning phones at head office called me one day to advise that we were late on our rent payment according to their online service. I checked my bank account and saw that Orleans Development had already withdrawn money for that month's rent, as it had done so in the past on schedule. So it appeared that the man on the phone had not done the basic homework of checking the actual funds before contacting a client and saying they owed money. I then advised him that I had paid through THEIR online service, and that my bank account history showed that their company had withdrawn funds from my account on-time at a steady basis. I advised him to settle whatever issues he was having with his internet site service. This person apologized, and I ended the call.And most recently, we have been without an central AC (which we and was on our lease when we moved in back in April 2012) since June of 2015. We were assured at the time by one of the representatives of Orleans Development that we would have an AC unit by the following spring. That representative later left in the company. We have not heard back on the status until we called on 04/21/16. The same person on the phone in the earlier incidents advised that he was not aware of any issue with the AC, and that it was due to him being hired in December. In summary, if the place you want to rent is run by these people, be ready to pull teeth to get any information or anything done.

I rented with Orleans at the Pulse Lofts for 2 years and loved it. You are walking distance from a great bar and restaurant scene and even the ball parks if you are so bold. The apartment its self was fantastic, very spacious and modern. Electric and water were always very cheap even in the winter. Management was great. They communicated well in advance about scheduled entrances for maintenance, but these were very rare and other than that they let you be. Also their maintenance guys are extremely responsive. My disposal went out one day and they were there to fix it in a couple hours of my call. It was fixed by the time I got home from the office. One thing I have to give them major props about was that when my 1 year lease was up they did not make me resign, but instead allowed me to go on month to moth with no raise or change in my rent. If you have dealt with many other apartment complexes you will know this is AMAZING!! Even though the listing says "2 bedroom" I would not recommend this place if you are planning on living with a roommate as the sliding walls that close off each room do very little to give you privacy with noise. When they are closed you can still hear a fly land in the next room. I was single though so the other room was used as my office. I would highly recommend the Pulse Lofts and this management company. I had a great two years there and wish I could have stayed longer.

I had a scheduled appointment for this past Saturday and no one ever showed up. Not only that, but the lady, Marla Davenport, who I was supposed to meet with never answered her phone or called me back after I called numerous times and left multiple voicemails. I even called the maintenance man, Tony, to see if he could help us and he hung up on me after saying "Cant help ya, bye." I have called the actual business line and have not heard back from them either. I cannot believe that a business would be so unprofessional and rude. Never in my life would I want to rent an apartment or house from this company. What a nightmare that would be having to deal with unprofessional, unorganized, and rude people. I drove over FIVE HOURS for this appointment and cannot believe that didn't even have the audacity to call me and let me know that they would not be able to make it. I would NEVER recommend working with Orleans Development or even consider renting from them in my life.
