Feedback:

They sold us on the idea of Ranch Style living and I'm excited to see what comes of it. However, I don't know in the end how "Ranch Style, " it will be when 6K homes are built.... All events hosted so far are community centered and I like that. They can be a bit unorganized, however, I'm hopeful in due time they will get it right. The Easter and Christmas event were both let downs. I'm rating a 3 because of the home builder we chose (Highland Homes - Do not recommend), the fact that the "Master Plan" has changed two times in the year we've lived here (and I'm sure it will more so), and it seems like they (Community) only care to take care of the property before a big event (Model Home Tours, etc). When we purchased our home the plan was to have 80' lots in an adjacent section and now they are cramming "garden homes" into 40' lots. I understand the market changes but they literally cut the lot size in half. Second, we purchased in SRR partly due to the diverse home builders and our section (street) was a mix of Highland and Wilshire. Well, now Highland purchased the two lots across the street from us and our cul-de-sac will now be all Highland with the exception of one home. I don't understand how SRR allowed this to happen. We did our research and decided to go with Highland Homes because they were a reputable home builder and had great floor plans. Well let's just say from the moment we signed our contract we never were able to get a straight answer, they move people (sales, project managers, warranty guys around almost monthly so you are NEVER dealing with the same person) very frustrating. We were told they were/are shorthanded mostly due to how big they got so fast, but that was the excuse and honestly their problem not ours. I thought maybe it was just our home but after five other neighbors moved in and had same issues I realized it was a systemic. I know this post is not about Highland so will keep the focus on SRR. The entrance is lovely and shows really nice, but our cul-de-sac has not been landscaped the entire year we have lived there, the "trails" go un-mowed for months (maybe this is their idea of "Ranch Style," living) and by trails I mean the areas inbetween the homes, they put some half wall in our cul-de-sac with terrible metal arches? and I've spoken to other people in other sections who complain they just don't keep up with the landscaping inside of the sections. Will post pictures at a later time. If I was rating Dick Cowan (Property Manager) soley, I'd give him five stars for his response time, willingness to listen, professionalism, and authenticity.

Hopefully I will love it. I closed on my house yesterday. The amenities are great and once the schools are built that will make it even better. So far no complaints

This pool is so fun! We got invithere with some friends and it is amazing. The pool is spectacular! Very clean and well built. The whole place is just awesome. The slides are really fun as well and wish we could have stayed longer.

I know someone who just bought a home here so we got the grand tour. They have a great pool area, fitness center, massage place and a meeting center (or something like that) where the community has monthly events. Beautiful community

Great community was ruined for us. My experience with my new built home with Pulte has been awful. We requested a copy of the building codes three weeks ago and where told via email by the Pulte lady that covers our area that she is training someone new so she is too busy to meet our request. Worth thinking about if you are considering buying a home from Pulte. We have had several issues with our home.1. Nails through the main air conditioning pipe ( the first guy they sent tried to weld it and ended up setting fire to the wood frame inside the exterior wall and set fire to the carpet in my youngest son’s bedroom. Not to mention filling my home with smoke and covering all my youngest sons belongings in soot.) 2. Sections of drywall missing after repairs. 3. Several issues with the outside air conditioning unit.4. Pieces missing from the frame work over the windows causing leaks that lead to water pouring down the wall into the electrical socket and into my son’s play box full of toys. 5. Black mould due to leaks. 6. Bad repairs on the siding with regards to installation and repainting.7. Problem with the drains, our kitchen sink filled up with water when our washing machine drained water ( luckily I was home at the time . 8. A gas leak for almost a year from the main gas pipe that is attached to the boiler adjacent to my son’s playroom and our bedrooms.So this is an interesting read!

Serious problems started in 2019. There's only one shared pool for a combined 1,000 homes in the 2 villages (SRR South and Tierra Rosa). This is long past the breaking point. The pool is constantly overcrowded, unusable for swimming and often dirty. Water pressure throughout the community is too low to take a shower most mornings. Too many homes being sold with the developer not adequately growing the infrastructure/amenities.

While the houses and amenities are nice, the homeowners leave a lot to be desired. Most of the people living here assume the worst of any post or comment made. They attack their neighbors with a sort of mob mentality. I've watched it happen to many and have had it happen to myself. If you are looking for a good community with good people, keep looking. There are some good people here but they seem out numbered. If you move here, don't say you weren't warned.
