Feedback:

Great potential but poor execution. We are loving our home and neighborhood due to DSLD. However, the poor planning of the pool and playground area along with the community areas is disappointing. The pool took over a year to be built not counting the time of “talk” to build the pool area. It is butted up against a neighbor’s fence that has already caused concern and some yard issues within the first few weeks even with having plenty of area to put a bigger pool area or better layout. Many corners have been cut as far as providing safety. The gates were not installed until months after the pool was collecting rain water and trash and dirt from construction. Once the gates were installed, it was poorly done. Small children were able to open the gates without the keys. Some, they gates have been somewhat repaired but an still be opened with some force. Not to mention the rough repair job and patches. We are grateful for the pool but we expected our HOA fees to cover a larger pool area than 18x30 for 400 homes.As mentioned, it definitely does not receive attention like River Ranch or Sugar Mill. Utility boxes are dropped wherever and are lopsided are in the middle of lots and sidewalks. Yes, this is the utility’s company’s responsibility but I would expect the developer to take pride and inspect the work but I guess it ties in to all of the crooked street lamps. Our neighborhood is a couple years old and they still don’t have any consist guidelines with fences, basketball goals and other equipment, or sheds. In fact, a ‘parking area’ was just poured on the corner entrance for the new model home. What will happen once this model home needs to be sold? Hope they will dig it up instead of having a two car parking lot at the first lot when driving in to the neighborhood.We’ve seen the potential this company can provide in Sugar Mill Pond and in River Ranch. It’s unfortunate they don’t give all of their clients equal attention.

The professionals at SLD are masters of their trade. I lived in numerous planned communities throughout the country along with several that SLD developed in LA. Guys, they are hands down better than the next guy. These folks truly care. Sure, there’s going to be new congestion & other growing pains. Things get ironed out quickly. Teddy B. out there at Sugar Mill takes good care of us.

Couret farms is filled with congestion that the development doesn't seem concerned with according to residents we spoke to on several occasions. I have a few friends that reside there. We thought of buying, but once we observed the chaos- it was a huge no. There still isn't a pond or swimming pool. This place certainly isn't planned as well as sugar mill or river ranch. There are over 700 plus cars from a school that takes over both entrances in the am and afternoon due to a school with no bus transportation. Pont de mouton is so backed up. Residents are only able to get out due to security officers there. They only have one entrance accessible during high traffic times because the one by bannister is congested with school traffic. The apartments are going to add another 200 people to the Chaos. Poor things will be surrounded and unable to leave their apartment on one road for sure. Imagine nearly 1,000 cars trying to get in and out of only two entrances that have school traffic completely wrapped around those apartments. I have no idea how they plan to put businesses there. During the afternoon, I see people having to make a u-Turn on pont de mouton to go to the next exit avoiding The school chaos on bannister. . Poorly planned for sure. You don't put an apartment complex and school with no bus transportation in what is suppposed to be a development that is easy access to surrounding areas. You can't get out to gain access to much without officers now. Imagine adding 200 residents in apartments and 200 plus in homes soon. They need to make a separate entrance and exit to the school away from the neighborhood, I do believe parents would be thankful too. Then add another entrance to help the residents in apartments and homes. It's a great disappointment because it is a good location . Couret is not at all how it is advertised. Homes are going up for sale, and the ones built are not selling too fast. you would think the development would solve this growing issue because they will be left losing lots of money.
