Great potential but poor execution. We are loving our home and neighborhood due to DSLD. However, the poor planning of the pool and playground area along with the community areas is disappointing. The pool took over a year to be built not counting the time of “talk” to build the pool area. It is butted up against a neighbor’s fence that has already caused concern and some yard issues within the first few weeks even with having plenty of area to put a bigger pool area or better layout. Many corners have been cut as far as providing safety. The gates were not installed until months after the pool was collecting rain water and trash and dirt from construction. Once the gates were installed, it was poorly done. Small children were able to open the gates without the keys. Some, they gates have been somewhat repaired but an still be opened with some force. Not to mention the rough repair job and patches. We are grateful for the pool but we expected our HOA fees to cover a larger pool area than 18x30 for 400 homes.As mentioned, it definitely does not receive attention like River Ranch or Sugar Mill. Utility boxes are dropped wherever and are lopsided are in the middle of lots and sidewalks. Yes, this is the utility’s company’s responsibility but I would expect the developer to take pride and inspect the work but I guess it ties in to all of the crooked street lamps. Our neighborhood is a couple years old and they still don’t have any consist guidelines with fences, basketball goals and other equipment, or sheds. In fact, a ‘parking area’ was just poured on the corner entrance for the new model home. What will happen once this model home needs to be sold? Hope they will dig it up instead of having a two car parking lot at the first lot when driving in to the neighborhood.We’ve seen the potential this company can provide in Sugar Mill Pond and in River Ranch. It’s unfortunate they don’t give all of their clients equal attention.
