Summerhouse has finally settled into it's new market based price point and is starting to come out of it's ghost town slumber. 10 years ago a pond front lot would cost an uninformed buyer $275,000. Now you can buy a high end new construction home for the same price. I don't think this subdivision will ever escape it's reputation as the state's poster child (along with Cannons Gate) for land rip off's but time will tell. Even with the minor housing boom we've had this past year, Summerhouse still only has houses on about 2% of the total available vacant lots so it still resembles rural living. There's simply no market for 1,200+ $300,000 homes in Holly Ridge so it'll still be decades before this subdivision starts to feel like a normal neighborhood but some folks my like that. As usual, stay far away from anything the developer is selling. Vacant lots are plentiful and cheap. Hundreds have been through foreclosure and prices reflect that. Oh and watch out for the alligators. They're in all the ponds. ;)

Before buying in this community be sure to read the VERY restrictive HOA documents carefully including rules passed by the HOA task force. An example of their unreasonable regulations is the rule that only lot owners can use the pool. If you are a guest of a lot owner, staying with them for a week over the summer on property in a Summerhouse home, you cannot use the pool unless you are accompanied by the lot owner FOR THE ENTIRE TIME YOU ARE AT THE POOL. So, if you are on vacation and the owners don't take off the entire time to babysit you at the pool, you can't use it. Even as a guest. Buyer beware.

Beautiful community under new broker management, sales associates work with local realtors to help customers find their perfect lot and build the perfect semi-custom to custom home. There are a lot of community events and activities.

This really is a beautiful neighborhood with amenities to be envious of; there is no doubt about that. When my husband found this place and told me about it I was VERY skeptical because it was literally a ghost town, and had a bad reputation. There was no life here. We drove through and I immediately became concerned that my kids would not have a fun and friendly neighborhood to grow up in and that we were so far away from my friends. But we came out and visited a couple times and each time we came out I fell a little more in love with the place. Eventually we took a leap of faith and bought our home. At the time we purchased our house we were living in a neighborhood 2 doors down from my best friend. We always hung out together, we watched each other’s kids occasionally, and had play dates. We had each other! So I was nervous of moving away from that and being secluded and isolated in this so called ghost town. But I can honestly say that Summerhouse stolen my heart and when I look at all these people who have the opportunity to live in such an incredible neighborhood I honestly do not understand why they would ever choose anywhere else. In the 11 months we have lived here I have forged friendships with some incredible people, I have found my “summerhouse soul mates” and really dived into the whole “living coastal style” lifestyle. I get to experience this incredible place; the resort style pool, the world class clubhouse, the serene nature paths, the calming lakes, the unbeatable access to the intracoastal waterway and I get to do it all with some truly awesome people.I really feel that the incredible people who form its community have so much to offer and that we can have a lot of fun together; and because of this, with the incredible support of the Summerhouse Sales and Marketing team, I have taken another leap since moving here and joined forces with my neighbors and friends to head up a social event planning committee because: I truly believe! Summerhouse has a heartbeat and I am so incredibly excited to be a part of it. This truly is a special place to call home and I couldn't be happier with our decision to move here.

Recently went and saw this community and what a beautiful place! All of the infrastructure was pristine and homes are being built. Really seems like a fabulous community!

Stay away from Summerhouse On Everett Bay. The property was developed by a bunch of crooks and you will regret the day that you ever visited this ghost town.
